Having had time to think in more detail about the disposal of the land at Club Terrace Fitzwilliam, Ferret has more and more concerns.

Our “Good” Councillors must take decisive action tonight, to ensure the sale is deferred until a new Town Council is in place in May 2023.

These are the questions which must be answered urgently:

  • Why the hurry to complete the sale?

Who could possibly benefit from the sale being completed before May 2023?

Maybe Councillor Jim Kenyon who held meetings with “Gleeson” and even discussed a sale to them personally?

He’s currently residing in the flat at the Waterpark if anyone wants to ask him directly.

  • Why have Independent Hemsworth Town Council NOT had any planning drawings done for the site nor submitted a planning application, yet did employee surveyors to complete planning drawings for the “Kenyon Stadium” at Kirby Road, the “Kenyon Stands” at Sandygate and the “Storage Unit” at the Water Park?

Common sense tells Ferret, that land with outline planning permission is a more favourably purchase to developers and also worth substantially more.

  • Why do Independent Hemsworth Town Council and their chosen marketing agents continue to claim that the site is subject to ransom access?

The previous Labour council negotiated full highway access into the site when the development of the new houses at Fitzwilliam was proposed by Keepmoat. This access is clear for everyone to see at the end of Duke Street.

  • Why have the marketing agent chosen by Independent Hemsworth Town Council NOT sent out particulars of the proposed sale when requested?

People who have contacted the sale/marketing agents for more details of the site, have NOT even had their enquiries acknowledged. How can the best price possibly be achieved without engaging all interested parties?

  • Why have the Community NOT been consulted about the sale of this land?

This is a large site with many potential uses for the benefit of our communities. Why do Jim Kenyon and Jean Eccles want to sell this asset?

  • Ferret believes that Independent Hemsworth Town Council expect to realise a sale to the value of around £1.5 million for the site. Why is this valuation so low?

The land at Kirkby Road, Hemsworth was sold to Saul Construction in 2011 for £4.5 million.

This was once the former brickworks site, it had been used for quarrying of clay and part of it had been used as a former tip.

It also had no highway access as it was “land locked”, which reduces any potential value by up to 30%.

The land at Fitzwilliam maybe slightly smaller, but was only used as a former allotment site, it has full highway access, is adjacent to a country park and has a train station with direct access to Leeds.

How in 2023, some twelve years after the £4.5 million sale of the land at Hemsworth can this land be only worth £1.5 million?

The Former Labour Council used the Government’s own Valuation Office and Valuer to negotiate the deal.

For some reason Independent Hemsworth Town Council did not and preferred to use others and Jim Kenyon instead.

Maybe Jim Kenyon has done the math?

More than likely he has, and it won’t be to benefit this community.

Finally, if it looks like a scam, involves Jim Kenyon, Jean Eccles, Alan Draper and Independent Hemsworth Town Council…

  1. Nothing over the last 4 years that the Independent Run HTC as done as benefited the community only themselves .It’s been a self serve 4 years and the community has not gained but definitely lost .
    Money,money,money,spend,spend,spend till the Community pot is empty and reserves now needed to put back 4 years of destruction,decaying,unkept isores that once thrived.Nothing should be agreed on nothing should be sold nothing should be bought and the good councillors must enforce this with their votes until after the elections when the community will finally have a say with our VOTES.

  2. Lie after lie after lie is the Kenyon way. A way of life, scam after scam, person after person, he’s all things to all people when it’s to fill his pockets.
    Anyone stupid enough to take any thing from him is trapped for life. Perhaps that’s what has stopped some of councillors voting against him or missing meetings to dodge the bullet.

  3. It doesn’t take a genius to work out what’s going on here. There’s somebody waiting in the wings to buy at the cheapest possible price. I wonder who that could be?
    Everything needs scrutinising closely.
    Why have potential buyers not received any information? Is this to eliminate any possible higher bids?
    Why has no planning permission been sought? Is this to keep the price artificially low?
    Why do they insist there’s an issue with access? Is this to put off possible bidders?
    Come on councillors ASK THE QUESTIONS please on behalf of us all.
    Stop the sale until all these questions have been looked into, and do not allow these dealings to continue being conducted by one person.
